Coimbatore: The open house reserve space or the gap earmarked for public purpose in every residential layout is all set to shrink in the state. According to a circular issued through the commissioner of the town and country planning Beela Rajesh on February 26, 2018, henceforth realtors can earmark OSR except the gap for roads allocated within the layout.
Earlier, 10% of OSR used to be allotted calculating the world earmarked for roads as smartly.
Though the percentage of OSR stays the same at 10%, now the promoters are allowed to calculate this OSR space except the gap earmarked for roads. So successfully, the open house will come down, which in flip receive advantages the builders while leaving the residents with a shrunken public house.
While builders have welcomed the move, activists say they will challenge the circular since it is a crime.
The empowered committee met on February 7, 2018 and took this resolution it seems that after requests from real estate homeowners association. The empowered committee cited the process followed through Chennai metropolitan development authority (CMDA). In CMDA, OSR is calculated for the world except the roads.
Former president of CREDAI, Tamil Nadu, Ramesh Bafna stated that this used to be a welcome move and it's going to receive advantages the residents. “The land prices will come down and everyone will receive advantages if that is carried out. We were inquiring for the federal government referring to this for a long time. This will even assist in higher implementation of the central govt’s formidable inexpensive housing scheme,” he stated.
