Cricket stadium plan to be changed to allow shops, sports academy

GHAZIABAD: The Ghaziabad Development Authority (GDA) has proposed an alteration to the layout map of the global cricket stadium within the city to permit commercial spaces, a sports academy and other amenities throughout the complex. The stadium will probably be constructed by UP Cricket Association (UPCA) in Morti area of Raj Nagar Extension.
The GDA has mooted the proposal for the UPCA after the latter sought a floor-area ratio (FAR) of 1.5 for the undertaking to construct commercial spaces in conjunction with the stadium. However, consistent with GDA, there is not any precedent within the country wherein an FAR of 1.5 has been handed out for a undertaking below neighborhood facility. Officials mentioned the maximum FAR permissible within a unmarried map for a neighborhood facility undertaking is zero.4.

The land-use of the plot of land earmarked for the undertaking is regional recreation at this time. GDA vice-chairperson Kanchan Verma mentioned an offer has been mooted to present the map as two separate initiatives.

“A clearance by the state government will probably be required if we have to build up the FAR any place past zero.4. We have proposed for presenting the map as two separate initiatives wherein the stadium and the sports academy will probably be in a single section whilst commercial and other amenities will probably be in some other section. The proposed seating capacity of the stadium is 50,000 at this time. If the seating capacity is sought to be higher, underground parking must be developed or extra land should be bought,” mentioned GDA vice-chairperson Kanchan Verma.

The stadium will probably be constructed over 35 acres of land at an initial estimated price of Rs 400 crore. A panel appointed by the manager architect and town planner has advisable that an FAR of two.5 be allowed below ‘mixed land use’ for 10 acres of the undertaking area where commercial and other amenities will also be developed. It has additional advisable for allowing an FAR of zero.4 below the neighborhood amenities class where commercial and other amenities will probably be developed. A complete moderate FAR of just about 1.4 will thus be available for the undertaking.

“We will probably be construction neighborhood halls, golf equipment, swimming pools, residential lodging for teams, place of work blocks and buying groceries complexes too. After the proposal by the GDA to earmark one portion of the land below mixed land use, we are having a last spherical of discussions with our architect. The final maps will probably be presented to the GDA for its approval within the subsequent two to 3 days,” mentioned Rakesh Mishra, UPCA convener of global stadium committee.
