Ghaziabad Development Authority proposes mixed-land use for 4,000 sqm plots along metro corridor

GHAZIABAD: The Ghaziabad Development Authority (GDA) has sent an offer to the UP govt for permitting ‘mixed-land use’ on plots as less as 4,000square on both sides of the 9.4km Dilshad Garden-New Bus Stand metro corridor. Mixed-land use is permissible handiest on plots falling inside 500 metres of the road, which is known as ‘metro influence zone’.
At provide, mixed-land use is allowed on plots measuring no less than 40,000square throughout the metro influence zone. A floor-area ratio of 4 is permissible inside this zone and land must be bought from the GDA.



Work on the Dilshad Garden-New Bus Stand metro corridor, which has 8 stations, had begun in 2014 and is expected to be commissioned over the following two months. The UP govt had in 2015 allowed mixed land use in Ghaziabad along the metro corridors.

“The geographical barriers of the metro influence zone had been fastened in 2014. The radius of 500 metres has been adjusted in some areas so as to come with nearest landmarks similar to railway stations, bridges and so forth. The idea of mixed land use was presented to allow transit-oriented development along the metro corridor,” GDA leader architect and town planner Ishtiyaq Ahmed mentioned.

Mixed-land use lets in a plot or development for use for residential, industrial, institutional and even commercial functions concurrently.


It is different from allotment of sectors inside a deliberate development subject for only a unmarried class of land use. Transit-oriented development has been conceptualised to verify places of work, residences, industrial areas and institutions are situated with reference to the metro corridor. This will limit the usage of personal cars for commuting.


“We are pursuing with the state govt to allow mixed-land use on small land parcels by way of bringing down the minimum plot size from 40,000 to 4,000 square. Around 20-25 constructions have been convinced on this fashion. Re-construction can be allowed in current constructions. The GDA has been collecting a ‘metro cess’ since 2014 for approving maps of constructions throughout the metro influence zone. This cess was calculated at 15% of the difference of circle charges between 2013 and 2012. Each year, the cess is larger according to the cost index of the Central Public Works Department. Approximately, Rs 19 crore has been gathered by way of the GDA as metro cess till date.
